NOTICE OF SALE

The contents of the following units shall be sold to satisfy the Owners Lien on Tuesday, January 25, 2022 at 1:00 p.m. at Walnut Hill Estates Mini Storage Facility, 317 Walnut Hill Rd., Bells, TN:
Unit#20 belonging to Nicole Neuhaus-Miles
Unit#5 belonging to Robert Jay Parker’

NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated August 15, 2019, and the Deed of Trust of even date securing the same, recorded August 28, 2019, in Book No. 317, at Page 689, in Office of the Register of Deeds for Crockett County, Tennessee, executed by Christopher L Henson, conveying certain property therein described to Charles E. Tonkin, II as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Investors Group, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on February 23, 2022 on or about 12:00 PM, at the Crockett County Courthouse, Alamo, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Crockett County, Tennessee, and being more particularly described as follows:
Tract 1 -14.45 Acres Beginning at an iron pin set in the South margin of Alamo Gadsden Road, which point is the Northeast corner of Cook and Forsythe as recorded in Deed Book 162, Page 730. Register’s Office of Crockett County, Tennessee and the Northwest corner of the herein described tract; Thence, from the point of beginning and with the South margin of Alamo Gadsden Road, the following calls: S 40°31’46” E 62.25 feet;
S 44°40’04” E 87.00 feet;
8 50°21’11” E 83.25 feet;
8 55°14’40” E 63.41 feet;
8 58°39’22” E 79.24 feet;
8 63°34’00” E 79.34 feet;
8 68°18’16” E 83.16 feet;
8 73°30’44” E 264.80 feet;
8 66°33’52” E 78.23 feet to an iron pin set at the Northeast corner of the herein described tract;
Thence, on a newline through Newell. 3 34°21 ‹58» W 847.74 feet to a point in centerline of a ditch; Thence, with the centerline of said ditch, the following calls:
N 46°30’01” W 146.19 feet;
N 59°53’29” W 286.92 feet;
N 10°46’32” W 65.42 feet;
N 32°10’23” W 68.81 feet;
42°48’55” W 79.21 feet;
N 31°20’30” W 229.20 feet;
N 16°36’53” W 159.95 feet to a point in said ditch at the Southeast corner of Cook and Forsythe;
Thence, with the East line of Forsythe. N 45°29’01” E passing over an iron pin found at 100.75 feet and passing over a buggy axle at 464.70 feet and continuing on in all 485.41 feet to the point of beginning, containing 14.45 Acres.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
