NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated August 15, 2019, and the Deed of Trust of even date securing the same, recorded August 28, 2019, in Book No. 317, at Page 689, in Office of the Register of Deeds for Crockett County, Tennessee, executed by Christopher L Henson, conveying certain property therein described to Charles E. Tonkin, II as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Investors Group, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on February 23, 2022 on or about 12:00 PM, at the Crockett County Courthouse, Alamo, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. Thence, with the East line of Forsythe. N 45°29’01” E passing over an iron pin found at 100.75 feet and passing over a buggy axle at 464.70 feet and continuing on in all 485.41 feet to the point of beginning, containing 14.45 Acres.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. REPORT ON GAS SYSTEM REVENUE BONDS

The Crockett Public Utility District, Alamo Tennessee

This report is being issued pursuant to Tenn. Code Ann. Title 7 Chapter 82, and is based upon information as presented in a plan of finance (the “Plan”) received by our office on December 30, 2021 from the Crockett Public Utility District (the “District”). Our report provides information to assist the governing body in its responsibility to understand the nature of the transaction, including the costs, prior to approving the issuance of the bonds and is designed to provide consistent and comparable information for all local governments in Tennessee. This report does not constitute approval or disapproval of the Plan. This report and the District’s Plan must be presented to the governing body prior to the adoption of a resolution authorizing the bonds.
COSTS:
Estimated cost of issuance for the Series 2022 Bonds is $5,000 for Bond Counsel (Price per $1,000 Bond = $20).
PROJECT:
The District stated it plans to issue an estimated $250,000 to finance capital improvements to the gas system (the “Project”).
FINANCIAL POSITION:
The District is currently not under the oversight of the Utility Management Review Board. For fiscal year 2020, the District increased its total net position by $124,624 and reported current assets sufficient to pay its current liabilities. For fiscal year 2021 the District reported a debt service coverage ratio of 6.69x prior to the issuance of the Series 2022 Bonds and estimates that after the debt is issued the debt service coverage ratio will be 4.59x and 4.68x for fiscal years 2022 and 2023, respectively.
BALLOON INDEBTEDNESS:
The proposed structure of the Series 2022 Bonds is not balloon indebtedness as defined in Tenn. Code Ann. § 9-21-133. If the structure is revised, the District should determine if the new structure complies with state law balloon indebtedness. If it is determined that the revised bond structure constitutes balloon indebtedness, the District must submit a Plan of Balloon Indebtedness to our office for approval prior to the District’s adopting the resolution authorizing the issuance of the debt.
EFFECTIVE DATE FOR THIS REPORT:
This report is effective for a period of ninety (90) days from the date of the report. If the transaction has not been priced during this ninety (90) day period, a new plan, with new analysis and estimates based on market conditions at that time, must be submitted to our office. We will then issue a report on the new plan for the District’s governing body to review prior to adopting a new authorizing resolution for the bonds.

Notice is hereby given that on the 10th day of December, 2021, Letters of Testmentary in respect to the estate of Gertie Louise Sienknecht who died Testate, were issued to the undersigned by the Probate Court of Crockett County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the clerk of the above-named Court in triplicate on or before the earlier of the dates prescribed in 1) or (2) otherwise their claims will be forever barred.
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the credit received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication (or posting) as described in (1)(A); or
