NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 14, 2006, and the Deed of Trust of even date securing the same, recorded July 17, 2006, in Book No. 233, at Page 525, in Office of the Register of Deeds for Crockett County, Tennessee, executed by Jimmy Crutchfield and Josephine Ann Crutchfield, conveying certain property therein described to M Stewart as Trustee for CitiFinancial Services, Inc.; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Community Loan Servicing, LLC, a Delaware Limited Liability Company.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Community Loan Servicing, LLC, a Delaware Limited Liability Company, will, on December 22, 2021 on or about 12:00 PM, at the Crockett County Courthouse, Alamo, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Crockett County, Tennessee, and being more particularly described as follows:
THE FOLLOWING DESCRIBED REAL ESTATE TO WIT: A LOT SITUATED IN THE 3RD CIVIL DISTRICT OF CROCKETT COUNTY, TENNESSEE, WITHIN THE CORPORATE LIMITS OF THE TOWN OF GADSDEN, BEGINNING AT A STAKE IN THE NORTH MARGIN OF THE RIGHT OF WAY OF CARL STREET SAID RIGHT OF WAY BEING 20 FEET EITHER SIDE OF CENTER AND BEING 270 FEET EAST OF THE SOUTHEAST CORNER OF THE CROCKETT COUNTY SCHOOL BOARD GADSDEN SCHOOL TRACT, WHICH POINT IS ALSO THE SOUTHEAST CORNER OF THE HEREIN DESCRIBED LOT RUNS THENCE NORTH 0 DEGREES 31 MINUTES WEST WITH LOVETTS EAST LINE 167 FEET TO A Stake in a south line of CHARLES ELLIS; runs thence with the south OF ELLIS SOUTH 88 DEGREES EAST 90 FEET TO A STAKE; A NW CORNER OF LAND RETAINED BY THE GRANTORS, AND DESIGNATED AS LOT NO,3 OF THE JEFF DAVIS SUBDIVISION; RUNS THENCE SOUTH 0 DEGREES 31 MINUTES EAST WITH A WEST LNE OF LAND RETAINED BY JEFF DAVIS 167 FEET TO A STAKE
IN THE NORTH MARGIN OF THE RIGHT OF WAY OF CARL STREET THE SOUTHWEST CORNER OF THE LOT DESIGNATED A S LOT NO. 3 OF JEFF DAVIS SUBDIVISION; RUNS THENCE NORTH 88 DEGREES WEST WITH THE NORTH MARGIN OF THE RIGHT OF WAY OF CARL STREET 90 FEET TO THE POINT OF BEGINNING CONTAINING SOME 15030 SQ FT MORE OR LESS AND BEING THE SAME LOT AS THAT LOT DESIGNATED AS LOT NO.4 ON THE PLAT OF THE JEFF DAVIS SUBDIVISION PREPARED BY J.W. JETTON, JR, SURVEYIR JULY 26,1976, WHICH PLAT IS UNRECORDED.
LEGAL DESCRIPTION REVISED PURSUANT TO ATTORNEY’S AFFIDAVIT TO BE FILED AT FORECLOSURE.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
